The Board of Directors and the Highland Lakes Property Owners Association, Inc. wish to extend to you a warm welcome to Highland Lakes as a property owner.
The Association is a nonprofit organization incorporated in the State of Colorado. It carries out the duties and obligations as well as the powers and privileges set forth in the Declaration of Covenants for the Highland Lakes subdivision. It was established to promote the interests of property owners in maintaining the quality of life throughout the subdivision by such actions as maintenance of common areas, enforcement of Covenants, control of fishing activities and promoting the good and welfare of the community through picnics and social events. A major focus of the Association is not only to maintain, but also to improve our property values within Highland Lakes.
It is able to provide these benefits to the area through the active support of each property owner. A membership in the association is the first step you can take to provide support. Membership dues and assessments are due January first of each year. The Association Treasurer sends notices to each property owner for the amount due. The membership dues remain constant-our budget requirements. These funds are used for maintenance of the Community Building and Common Areas, liability and fire insurance, Common Area property taxes, repair and maintenance of road signs, maintenance and stocking of the lakes and the good and welfare of the community as a whole.
Enclosed is information that is important to you as a property owner. Hopefully, you will take the time to look over this material. It will help you to better understand how we are working to achieve the goals of the Association and preserve the value and natural beauty of Highland Lakes.
